How do I go about renting your condo?
It is very easy to rent our condo. Email or call us to verify availability and we will then quote you a price including Florida state tax and departure cleaning fee. You can use the opportunity to ask us all the questions you like about the condo, complex or Cocoa Beach. We live in the area, so we are very familiar with the surroundings and truly love to talk to our guests. If you are agreeable with the pricing, we will then email you a rental agreement for you to sign and request a reservation deposit to hold your reservation. The balance of your rental amount will be due 30 days prior to your arrival. Please keep in mind that your reservation is not confirmed until we receive your rental agreement and your reservation deposit has cleared. It is to your advantage to send your paperwork and payment promptly to guarantee your dates as bookings are processed on a first come first serve basis.
 
Do you charge a security deposit?
Yes, we typically charge a $200 security/damage deposit. This deposit is REFUNDABLE. We refund it to you within one week of departure assuming the condo was left in good condition and with no damages. We can accept the security deposit via check or credit card and we will refund it in the same manner used to pay. We always waive the security deposits for our repeat guests and occasionally for guests with references.
 
Why do you charge sales tax?

Florida law requires that we collect sales tax just like any other commercial lodging establishment. We are licensed with the State of Florida, Brevard County and the City of Cocoa Beach as a Resort Condominium. We have had to pass strict inspections to obtain our licensing. Licensing protects you the renter, so when renting a condominium be sure the owner has all proper licenses. 

 
How do I calcualte the rent?

Take the rental rate on the website and add $85 cleaning fee plus 11% tax. We typically charge the posted rate unless it is a holiday week, special event week, shuttle launch or you are asking for special accommodations such as a daily rate or a non-Saturday to Saturday rate. During slow periods or when a particular week has not received much interest, we might even give you a lower rate! When in doubt, just email us.

 
Do you offer a monthly rate?

We rent our condo primarily on a weekly basis. If you would like a monthly rate, it would have to be four weekly Saturday to Saturday time periods for a total of 28 days. We do give a discount for renting multiple consecutive weeks.

 
What type of payment do you accept?

We accept checks and money orders in U.S. funds. We also accept PayPal and can take Visa, Mastercard and Discover Card. Prices listed are discounted cash/check prices, credit card prices are 3% higher.

 
What is your cancellation policy ?
Our cancellation policy is 30 days prior to arrival for weekly rentals and 45 days for multi-week and monthly rentals.
 
Your calendar says you are booked, am I out of luck? Do you have other units?
If our calendar shows your dates as unavailable you can still email us and we will either send your request off to another Sandcastle owner or we will add you to our stand-by list in case we receive a cancellation.
 
Do you rent for any time period ? Can I come in on a Sunday?
Yes and no, let me explain. During peak time, January thru April and June thru August, we primarily rent Saturday to Saturday. If you would like to check in on Sunday or leave on a Friday, that is fine, but your reservation must be in Saturday to Saturday blocks. During non-peak times of the year, we can be more flexible and allow mid-week rentals. When in doubt, just send us an email and we will try to work with you. If you would like to stay an extra day beyond the weekly period, we will once again try to work with you if no one is checking in immediately after your scheduled departure.
 
How many people can stay in the condo ?
Our condo has sleeping accommodations for 5 people. We have one king size bed in the master bedroom and one full size bed and one twin size bed in the guest bedroom. On occasion we will allow a sixth person if he/she is a small child or baby. We can provide a roll-a-away bed or Pack-n-Play for those occasions.
 
Do you allow pets ?
No, we do not allow pets in our condo.
 
Do you allow smoking ?
No, we do not allow smoking in the condo or on the balcony.
 
Do you have a washer and dryer?
Yes, the condo has a full size washer and dryer. There is no charge to use it and it is located inside the condo. It is not a public washer/dryer used by the entire floor.
 
Are you right on the beach or do I have to cross the street or walk a long distance to get to the ocean ?
The Sandcastles condominium is directly on the Atlantic Ocean. From the balcony of the unit you will have a great view of the beach (see our pictures on this website). To get to the beach, you walk about 70 feet from the front door to the elevator, take it down to the first floor and then walk another 60 feet or so and you are on the sand.
 
What type of view does the condo have?
The unit has a northeast side ocean views from the master bedroom and the balcony (located in the living room). Because the view is northeast and we are on the fourth floor, the view is of both the beach and the city. It is a very nice view!!! On clear days you can see the launch pads at Kennedy Space Center down at the end of the beach. You also can see the cruise ships depart port since Port Canaveral is a few miles to the north of Sandcastles. The balcony is also shaded in the afternoon, since the sun shines on the south side of the building. It’s perfect for having a snack or dinner. The guest bedroom which is located in the front of the unit has a view of the pool. The pool at Sandcastles is located in the front of the building, so when standing at the front door of the unit you can see the pool. What about access to the Internet, do you have Internet access in the unit?
Yes, we provide high speed internet in the unit. There is a wireless router on top of the entertainment center in the living room where you can connect using a hard-wired connection or simply via a wireless network card from anywhere inside the unit. We also provide a desktop computer in the master bedroom for your use in case you do not want to bring your own laptop. Our internet connection is secure and we will provide you the access code when you reserve your stay. The complex also provides wireless hotspots in the pool area and the recreation room.
 
Do you provide towels and linens ?
Yes, we provide a closet full of bath and beach towels and linens for all the beds.
 
What about beach chairs and umbrellas ?
We provide a closet with beach chairs, umbrella and toys for your use. You will also find tennis rackets and boogie boards for the beach.
 
Is there daily housekeeping service ?
No there is not. The Sandcastles is a condominium complex and does not operate like a hotel/motel. All units are individually owned and some owners enjoy the complex so much that they actually live at Sandcastles either full-time or part-time. Your condo will be professionally cleaned prior to your arrival and then immediately after your departure. If you would like cleaning service during your stay, we can arrange that at an additional cost.
 
What if an appliance breaks or we lock ourselves out of the unit, who do we call?
We do not anticipate anything breaking as most of our appliances have been recently replaced. If you do experience a problem, we live about 20 minutes from the complex and can be onsite quickly. If you lock yourself out, you can access a spare key from a lockbox mounted on the door frame (we will provide you with the code) or you can simply call us and we will gladly stop by and unlock the door for you.
 
How does the check-in process work? How do we obtain keys?
The check-in process is very easy. Once we receive your payment, we will provide you with the elevator code and the entry door lockbox code. You will enter the elevator code on the elevator keypad and take the elevator to the fourth floor. Once you are on the fourth floor, walk over to unit 403 and enter the lockbox code in the lockbox which is located on the door frame. Inside the lockbox you will find the key to the front door of the unit. Once you enter the unit, there are two full sets of keys on the key holder in the kitchen. That's it, you are checked-in !! If you have any problems, call us...we are only 20 minutes away !
 
Is there ample parking available?
Yes, the complex sits on 7 acres of beach front property. There is plenty of parking. You do not need a parking pass, parking is open. Boats and RV's are not permitted, large trucks must fit within one parking space.
 
Is there a grill or barbeque on the property?

Yes, Sandcastles has a public gas grill on the patio of the recreation room (Unit 100). You can reserve grill time by contacting Val Crider the Sandcastle's Manager. He will ask for a $20 refundable deposit and arrange for your grill time. The deposit is used to make sure the grill is cleaned at the end of your use and ready for the next guest. The recreation room has a full kitchen, tables and a TV set, so you can grill and eat there or take it back to your unit. Gas or charcoal barbeque grills are not permitted on balconies in Cocoa Beach per the Fire Department.
